Leak tracing
Systematic inspection to pinpoint the true entry point before any repair.
A ceiling stain is rarely where the leak starts. We trace water to its true entry point and repair the roof so the next downpour stays outside.
Overview
Water travels along battens and rafters before it drips, which is why patch-and-hope repairs so often fail. We inspect the whole roof plane — tiles, flashing, valleys and gutters — to find where it actually gets in.
From there we repair, re-coat or replace, using materials rated for relentless Malaysian sun and rain.

What’s included
Systematic inspection to pinpoint the true entry point before any repair.
Cracked, slipped or porous clay and concrete tiles swapped and re-bedded.
Protective coatings that extend tile life and reflect heat off your ceiling.
Re-sealing the junctions and valleys where most stubborn leaks begin.
Cleaning, realigning and replacing rainwater systems that overflow.
Full metal-deck or tile re-roofs when repair is no longer economical.
Good to know
Yes. Intermittent leaks usually depend on wind direction or rain intensity. We look for the tell-tale trails and, where needed, run a controlled water test.
If the underlying tiles and battens are sound, re-coating buys years of protection at a fraction of the cost. We’ll tell you honestly which makes sense.
Yes — metal deck, concrete flat roofs and tiled pitches for both homes and small commercial buildings.
Send a photo of the stain and we’ll arrange an inspection before the next storm.
